Upstate Rentals Terms of Use Agreement
By creating an account or submitting a rental listing through Upstate Rentals, I agree to the following terms:
I certify that all information I provide is accurate, current, and complete to the best of my knowledge. I further certify that I am the property owner, property manager, authorized agent, or otherwise have legal authority to advertise any property I submit.
I understand that Upstate Rentals is a service of The Upstate Times, powered by The Woodruff Times, and that the platform provides advertising and listing services only. The Upstate Times and The Woodruff Times are not parties to any lease, rental agreement, application, payment, screening decision, or other transaction between landlords and prospective tenants.
I agree that all listings must comply with applicable federal, state, and local laws, including fair housing and anti-discrimination laws. I will not include discriminatory language, false or misleading information, fraudulent offers, prohibited content, or statements that unlawfully restrict who may rent a property.
I am responsible for keeping my listings accurate and up to date, including rent, availability, fees, property details, contact information, and rental status. I agree to promptly mark a property as rented, unavailable, or otherwise no longer available when appropriate.
I understand that The Upstate Times may review, edit for formatting or clarity, reject, suspend, remove, or decline to publish any listing at its discretion, including listings that appear inaccurate, incomplete, misleading, discriminatory, fraudulent, unlawful, or inconsistent with platform standards.
I understand that publication of a listing does not constitute verification, endorsement, inspection, or approval of the property, landlord, tenant, rental terms, or transaction. Prospective renters are responsible for independently verifying property information and rental arrangements.
I agree that I am solely responsible for any communication, screening, application process, fees, deposits, rental agreements, or transactions arising from my listing.
I understand that listings may expire after a designated period and may require renewal to remain active. I also understand that features, pricing, listing limits, promotional options, or platform policies may change in the future.
I grant The Upstate Times and The Woodruff Times permission to display, reproduce, format, resize, and promote the text, photographs, logos, and other materials I submit for the purpose of publishing and marketing my rental listing across their website, social media channels, email newsletters, print products, and related promotional platforms.
I certify that I own or have permission to use all photographs, logos, text, and other content I submit and that my submission does not infringe the rights of any third party.
To the fullest extent permitted by law, I understand that The Upstate Times and The Woodruff Times are not responsible for losses, damages, disputes, fraud, missed rental opportunities, tenant conduct, landlord conduct, property condition, payments, deposits, applications, or other issues arising from use of the platform.
