South Carolina’s housing industry continues to be one of the state’s largest economic drivers, generating approximately $77.5 billion in annual economic activity, supporting 278,745 jobs, and providing $12.7 billion in labor income, according to a new report released by South Carolina REALTORS®.
The report, prepared by University of South Carolina Research Economist Dr. Joseph Von Nessen, highlights the significant role housing plays in South Carolina’s economy as the state continues to lead the nation in population growth.
“Throughout the 2020s, South Carolina has consistently had one of the fastest population growth rates in the nation, which continues to drive strong demand for housing across the state,” Von Nessen said.
The report found that South Carolina’s housing industry accounts for nearly 20 percent of the state’s total economy, with the real estate sector alone generating nearly $43 billion in economic output.
Strong Impact in District 4
For residents of Woodruff and surrounding communities, the findings are especially relevant.
South Carolina’s 4th Congressional District, represented by Congressman William Timmons and encompassing much of Greenville and Spartanburg counties, generated approximately $12.9 billion in housing-related economic output, supported 46,537 jobs, and produced more than $2.1 billion in labor income annually.
Within Spartanburg County alone, housing-related activity generated approximately $4.2 billion in economic output, supported 15,165 jobs, and produced nearly $689 million in labor income.
Growth Continues in Woodruff
Woodruff has experienced significant residential growth in recent years as new subdivisions and neighborhoods continue to develop throughout the area.
According to Woodruff City Manager Lee Bailey, approximately 500 housing units have been built or approved in recent years, helping fuel both economic activity and community improvements.
“Residential growth has helped Woodruff by bringing new investment, supporting local businesses, and improving parks, recreation, and infrastructure,” Bailey said. “As more families choose to call Woodruff home, we have been able to enhance the quality of life and continue to build a vibrant community for both current and future residents.”
Bailey said the city’s growing population has created additional opportunities for local businesses while helping attract new investment.
“Population growth has helped local businesses by increasing foot traffic and demand for restaurants, shops and services,” Bailey said. “As the community grows, it creates opportunities for investment and job creation. This growth helps strengthen the community and contributes to the city’s long-term success.”
The comments reflect trends already visible throughout Woodruff, where new residential development has been accompanied by commercial investment, downtown revitalization efforts, expanded recreation facilities, and plans for major projects such as the Riverbend Athletic Complex.
Housing’s Ripple Effect
South Carolina REALTORS® President Corwyn Melette said the report demonstrates how housing impacts nearly every sector of the economy.
“Every home built, sold, or improved creates a ripple effect throughout our economy,” Melette said. “Housing supports local businesses, creates jobs, generates tax revenue, and helps families build wealth.”
As state and local leaders continue discussing housing affordability and availability, the report underscores the importance of supporting responsible housing development while maintaining strong communities.
For growing communities like Woodruff, the data suggests that housing is not simply about providing places to live—it is also a key driver of economic opportunity, business growth, and long-term community investment.
